What's the deal with t-lock shingles?

If your home was built before the 2000s, it’s likely that there are T-Lock shingles on it. These shingles were highly sought after because they are able to withstand a wide range of weather conditions, including high winds and heavy snows.
Once a very popular choice in Colorado , and especially Pueblo, CO , the T-lock shingle has been discontinued and is no longer manufactured. As a result, even a modestly damaged T-lock roof may be replaced completely by your insurance company due to the fact that it cannot be repaired with like material. Due to this situation, some insurance companies are raising premiums and deductibles for homes with T-lock roofs. Some may even refuse to write your policy.
If you live in Colorado and have a roof with one of these layers, it is time to consider replacement. If you are considering buying a home with one of these roofs still installed, proceed cautiously. Be sure to contact your insurance company first and see if they have any restrictions on this type of roof. You may find that they will no longer insure the roof at all, or may only insure it for its actual value, not replacement cost. What is wrong with T-Lock Shingles? We find that this is a very popular question and is up for much debate. It seems the older versions of these shingles held up very well to the Southern Colorado weather changes and were the roof of choice for some 40 years. There are hundreds of homes in Southern Colorado with this type of shingle still installed. Some of the shingles manufactured towards the end had some issues with premature granule loss. Which is a big reason as to why manufacturers discontinued this type of shingle about 10 – 12 years ago.
At this point we are recommending that if you want to proceed with purchasing a home with a T- Lock roof you negotiate with the seller for a replacement or a price reduction that will make up the difference in insured value.
